When SAC may fit a couple
SAC usually starts with a higher installment and then declines over time because the amortization portion is constant and interest is charged on a shrinking balance.
That can fit when both partners have enough income now, want to reduce the balance faster, and can handle the first years without weakening the rest of the budget. It can also fit couples who expect to make extra amortization payments with bonuses, the 13th salary, or other planned inflows.
The risk is the beginning. A mortgage does not arrive alone. Condo fees, property tax, insurance, repairs, appliances, and moving costs arrive with it. If the first SAC payment already makes the month feel fragile, “lower total interest” may not be enough.
When Price may fit a couple
The Price system usually has a more stable early installment. That can help approval and cash-flow planning, especially when one partner’s income is still growing or the couple needs room for furniture, moving, and emergency savings.
The tradeoff is that the balance tends to fall more slowly at the beginning, and the total cost can be higher than SAC when rates and terms are otherwise similar.
Ask the lender for the full amortization schedule, not only the first payment. A calmer first month is useful only if both partners understand what it means for the total debt.
Where Minha Casa Minha Vida fits
Minha Casa Minha Vida is not a third amortization system. It is a program gate.
The Ministry of Cities page about Minha Casa Minha Vida says the program serves families with monthly urban income up to R$13,000 under the 2026 rules cited there. It also lists the urban income ranges, including Faixa 1 up to R$3,200, Faixa 2 from R$3,200.01 to R$5,000, Faixa 3 from R$5,000.01 to R$9,600, and Faixa 4 up to R$13,000.
For a couple, the important point is that “fits the program” does not mean “fits the routine.” Banks still assess credit, documentation, down payment, property type, income, and monthly commitment.
How property price changes the MCMV conversation
Property location can decide whether a couple’s preferred apartment stays inside or outside the program and the budget.
The FipeZAP residential sale report for May 2026 reported an average residential sale listing price of R$9,809 per square meter across its monitored sample. The decision should survive a bad month. Before signing, test the payment against one income dip, one emergency expense, and the cash needed after moving in.
